What Is NDIS Medium-Term Accommodation?
According to the NDIS, funding for Medium Term Accommodation (MTA) is available to NDIS participants who require temporary transitional housing while they wait for their permanent home to become ready or available for use.
MTA is designed as a bridge between your current situation and your permanent housing solution. It's not respite (that's Short-Term Accommodation), and it's not permanent living support (that's Supported Independent Living). MTA is specifically for participants who have a confirmed long-term home but can't move in yet because their disability supports aren't ready.
Key Features of MTA
Up to 90 Days Maximum
The NDIS typically funds MTA for up to 90 days. Extensions are possible in limited circumstances if your permanent housing is delayed.
Once-Off Support
MTA is usually a one-time support. Once you move to your permanent home, you generally won't need MTA again.
Accommodation Cost Only
MTA funding covers the accommodation itself, but NOT meals, groceries, or support hours. These are paid separately.
Confirmed Housing Required
You must have a confirmed long-term housing solution to be eligible for MTA. It's not for general homelessness or housing crisis.

When Do You Need Medium-Term Accommodation?
MTA is designed for specific transitional situations where you have a permanent home lined up but can't move in immediately.

You're ready to leave hospital but your home isn't accessible yet. MTA provides temporary housing while home modifications are completed.

Your home is being modified for accessibility (ramps, bathroom, doorways). You can't stay there during construction work.

What Does MTA Cover?

Where Support Hours Come From
Important: Support hours are NOT included in MTA
If you need support workers to help with daily tasks during your MTA stay, these hours are claimed from your Core Supports - Assistance with Daily Life budget. MTA only covers the accommodation itself, not the support you receive while living there.
Am I Eligible for Medium-Term Accommodation?
To be eligible for MTA, you must meet THREE essential criteria:

Have Confirmed Long-Term Housing
You must have a confirmed permanent home you'll move into after MTA. This could be SDA, a modified home, or SIL accommodation.
Can't Move In Yet Due to Disability Supports
Your permanent home isn't ready because your disability-related supports aren't complete (modifications, builds, or support arrangements not ready).
Need Somewhere to Live in the Meantime
You need temporary accommodation between now and when your permanent housing is ready. This is the gap MTA fills.
Additional Criteria
- Be an active NDIS participant with an approved plan
- Have home and living goals documented in your NDIS plan
- MTA must be reasonable and necessary for your situation
- This is a once-off need (not ongoing accommodation)

5-Step Process

You must have confirmed where you're moving permanently. This could be SDA approval, a lease agreement, or confirmed home modifications.
Contact Your Support Coordinator
Discuss your MTA need with your Support Coordinator or LAC. They'll help you understand if MTA is the right support for your situation.
Submit Home & Living Request Form
The NDIS requires a Home and Living Request Form before funding MTA. Your Support Coordinator can help you complete this.
NDIS Approves MTA
The NDIS reviews your request and typically approves MTA for up to 90 days. This process usually takes 1-2 weeks.
Move In & Begin Transition
